Fall: The Season of Serious Buyers and Motivated Sellers

The summer crowds have left and fall temperatures are upon us. The holidays are just around the corner. “This is the time of year when properties sell for less -right?” “Isn’t it time to take our home off the market because no one will see it in the winter?” “Spring and summer are the best times to sell because that’s when the crowds are here -correct?”

Fall here at the beaches of South Walton brings more than just glorious sunsets and fun festivals, the cooler weather is perfect for serious buyers and motivated sellers to work together in a less competitive market.  

While locals are gearing up for the annual Thanksgiving 10K Fun Run in Rosemary Beach, prospective buyers will see less homes on the market for sale.  This lower inventory actually works to the advantage of both buyers and sellers.  Simple supply and demand tells us that with fewer houses on the market and without all the competition, many sellers are able to take advantage of the higher demand for their listings.  In many cases, they ultimately get a more favorable price because the inventory is lower and there isn’t as many new listings to choose from.  Fall is a great time to sell!

Additionally, people looking to purchase a new home will have a tendency to be more focused and less distracted by crowds and a flooded market.  Serious buyers know to use the cooler months of our ever shrinking “off season” to purchase and move into their new home.  No one has fun moving in August!  Fall is also a great time to buy!

Somewhere out there, someone started a nasty rumor that you should take your home off the market during the fall and wait till springtime to sell.  While that may ring true for other markets, our area is still seeing full-time residents and serious buyers purchasing homes in what local real estate professionals call our “Second Summer.”  Fall may not have the crowds, the open houses on every corner, or the traffic, but it does offer something much more rewarding, a healthy and vibrant real estate market perfect for the serious buyer and motivated seller.
