Take The Highest Offer? Yes Or No?

In today’s real estate market, most owners of your dream home will receive multiple offers. To place the winning bid, your offer will have to be as strong, including a competitive price. But do sellers always accept the highest offer?
The short answer is no. While the offer price is certainly one of the main things the seller will look at, it’s not the only thing that matters. Sophisticated sellers with expert realtors, know that they need to consider the entire offer, not just the price. REALTOR® Brian K. LoCicero advises buyers to consider several other factors:
Down payment. Size should be heavily considered when comparing offers. It is often tied to the size of the loan the buyer is taking out; a larger one indicates higher financial stability.
Earnest money deposit. The EMD is the sum of cash the buyer is willing to put up when the sales agreement is signed to show their interest in purchasing the home. If the buyer backs out of the transaction, without a good reason, the seller typically keeps the earnest money deposit. If the sale goes through, the EMD typically goes towards the buyer’s down payment.
Contingencies. Contingencies are standard for most offers and outline the evaluations and appraisals that need to be completed before the sale is final. The fewer contingencies, the higher the chance of reaching the closing table.
All-cash offer. An all-cash offer gets the immediate attention of the seller, usually, boosting the likelihood of an expeditious closing date and will not need an appraisal or financing contingency that mortgages require, thus reducing the chance of the sale falling through.
Escalation clause. States that the buyer will pay more than the highest offer, by a specified amount, up to a maximum dollar amount.
Closing date. Consideration of the closing date differs for each seller.
